Residents’ Information

Background

Kings Court is a residential development of highly desirable flats located at The Halfway (between Walton on Thames & Hersham, Surrey). The development includes a roof top garden, an independently run ground floor restaurant and is adjacent to the Halfway Green open space.

The development is managed by Kings Court Management Company Limited (KCML). The Board is comprised of a minimum of 3 Directors who are all lessees. The Company’s primary role is to ensure Kings Court is safe, well maintained and serviced.

KCML have engaged Bartholomews (based Kingston upon Thames) as Managing Agents to administer the management of the building on their behalf. This includes general building and garden maintenance, cleaning of communal areas and financial administration of such services.

Building Security

Keep communal entry/exit doors locked.

Report anti-social behaviour incidents to the Police on 101 or online.

Parking

Only park in your allocated space and show consideration to others by not ‘blocking’ them in. Your space is for a private car or motor bike only. It is not permissible to sub-let/rent your allocated space to a third party.

Fire Security

In most circumstances, if you hear the fire alarm you should remain in your flat unless you are directly affected, or you are instructed to leave by the Fire Brigade. If you are told to leave:

  • Evacuate the building by the nearest available escape route or as directed.
  • Move away from the building or to a specific location as directed.
  • If you have visitors, instruct them to follow you.
  • Always close doors behind you.
  • Do not put yourself at risk or cause delay.

There may be a situation when you believe you should leave your flat as soon as possible. This is a personal decision, and, in such a case, you should decide on an appropriate course of action.

You should have a minimum of two smoke detectors in your flat, sited as near as possible to the front door and bedroom(s). To enhance safety further a third should be installed in the kitchen. Ensure your smoke and carbon monoxide alarms work and are tested regularly. If you have an issue report it to your Managing Agent (lessee) or landlord (tenant). Keep fire doors closed.

Noise

Travels through walls, floors and along corridors. Be considerate towards your neighbours and, if you have children, be aware that what is acceptable noise to you might not be to others. Please close all doors, including the fire exit, quietly.

No piano, electronic device, loudspeaker or any musical instrument shall be played or used, nor any singing practice between the hours of 11pm and 9am at a volume that could annoy others.

Insurance

Under the terms of the lease KCML have provided appropriate insurance for the development. However, your personal belongings and home contents should be insured by yourself.

Bicycles

These can be stored in the ‘bike cage’ but remain at owner’s risk. KCML accept no liability for loss or damage. It is recommended you arrange appropriate insurance.

Pets

Under the terms of the lease, you must obtain written permission from the Managing Agent to keep a pet.  If you are a tenant, you should contact your landlord. or letting agent. who will then contact the Managing Agent.

Balconies

Your balcony is not to be used for storage, drying washing, placards, window boxes, a TV aerial, satellite dish or other form of telecommunication or receiver equipment.

Internal Communal Areas

Cleaners attend fortnightly to clean the communal areas. However, if you see a soiled carpet near your flat please attend to it.  When moving furniture into, or out of, the building be careful not to mark the walls or ceilings.

Passageways should not be obstructed. For Fire Safety reasons the storage of materials in any of the service cupboards is not allowed.

Refuse Disposal

A secure bin store is provided for your use. Collection days are recorded on the Elmbridge website. For hygiene reasons place all general refuse (including food waste) in bin bags prior to disposal. This also includes take away food and drink containers.

Use the correct receptacle for general refuse and recycling. Break your cardboard boxes down for recycling. Plastic bags should not be placed in the recycling bin.

The bin store is emptied by Elmbridge Borough Council. All items of refuse, or recycling, left beside bins will not be removed. Disposal of such items as white goods, electrical equipment, furniture, wood and metal items is the responsibility of the resident and should be taken to the Shepperton Community Recycling Centre.

Please recycle any junk mail you receive. Do not leave it by the mailboxes on the ground floor. If you see any litter on the development (even if it is not yours) pick it up and dispose of.

Keep the door locked when not in use.
